The Role

Reporting into the Director of Property Services, we are looking to hire an experienced Director of Maintenance to help us on our growth journey. You will be responsible for maintaining the facilities for all our care homes. If you're hard-working and dedicated, Loveday and Co. is an ideal place to get ahead.

  • To liaise with the Envirotech (external Facilities Manager) to ensure all statutory and mandatory compliances are in place and current and that our properties are safe. This will include such things as H&S risk assessments, Fire Risk Assessments, Loler testing, Legionella testing, TMV testing, emergency lighting tests, water temperature tests.

Note: The External Facilities Manager is responsible for arranging such tests and inspections and for arranging and overseeing the planned and reactive maintenance of the main mechanical and electrical plant. It will be the role of the Head of Facilities and on-site Maintenance Technician to liaise between Home staff and the External Facilities Manager and Planned and Reactive Maintenance Contractor on timing of such works. 

  • To have overall responsibility for maintenance in all properties
  • To work with the External Facilities Manager and Group Property Director in producing annual repair and maintenance and cap-ex budgets for each property in the portfolio
  • To produce a periodic task list (daily, weekly, monthly, quarterly, bi-annual and annual) of routine (periodic) and reactive maintenance tasks to be performed by the Maintenance Technician at each property to ensure the property is maintained to the highest possible standards.
  • To inspect each property weekly to ensure any maintenance issues arising are being identified and addressed by the Maintenance Technician and effectively delegate tasks to the Maintenance Technician. It is imperative to ensure the buildings are cleaned and maintained to pristine condition at all times
  • To support the Maintenance Technician and Home Manager with the ordering/purchasing of tools and materials needed to complete specific maintenance tasks.
  • Provide regular performance feedback to the Maintenance teams through one-on-one meetings.
  • Conduct at least annual performance and development reviews with Maintenance Team members.
  • Complete Risk Assessments for all activities undertaken by the Maintenance Team and ensure all work carried out by the Maintenance Technicians is carried out in a safe manner.
  • To inspect the property monthly and review with the External Facilities Manager to ensure all planned and reactive maintenance is being effectively addressed and monitor actual costs incurred against budget.
  • Through interrogation of the BMS system and in conjunction with the External Facilities Manager, review the performance and efficiency of M&E systems to ensure the energy consumption is in line with expectations and that all systems are performing as expected
  • Ensure that all appropriate maintenance agreements are in place to ensure 24hr/365day cover is in place. This would include, for example, M&E planned and reactive maintenance, Lifts, Food Service Equipment, Sluice Room equipment, Hoist & Bathing equipment, Evacuation chairs, Rubbish removal, pest control, window cleaning etc (may involve liaison with External Facilities Manager).
  • Oversee and manage all capital expenditure projects and maintenance work within each property, ensuring contracts are in place and DBS/CRB checks complete prior to works commencing (may involve liaison with External Facilities Manager).
  • Liaise with Home Manager and staff on the timing of such cap-ex/maintenance work and anticipated disruption to ensure property level member risk assessments are completed prior to work commencing and ensure the relevant contractor has submitted risk assessments and method statements prior to work commencing.
  • Create and maintain on site, hard copy files containing such things as Contractor’s RAM’s for on-site safe working, test and inspection certificates, engineer’s worksheets for planned and reactive maintenance.
  • Maintain on site one full copy of the O&M manuals and As-Built drawings.
  • Working with the External Facilities Manager, prepare a monthly report for the Group Property Director identifying issues arising at each property, new and ongoing concerns, actual v planned maintenance expenditure, utilities consumption and a condition report on each property.
  • In conjunction with the External Facilities Manager develop and implement a set of standard operating procedures for good practice throughout the property which can be shared within the maintenance team and which will be followed daily.
  • Oversee delivery and installation of FF&E and OS&E into new properties
  • When required, deputise for the Group Property Director at new development progress meetings and design workshops.
  • Will need to be amenable to accepting and responding to calls/emails on evenings and weekends in the event of emergency issues arising at any property
