About the Role 

You are a strategic, driven, and experienced commercial leader within the construction, critical environment, and/or data center sector, with the skills, clarity of thought, and ambition to turn our vision into reality.

The role is expected to provide day-to-day management to drive commercial best practices within EMEA and provide assurance against internal Group controls. The role will lead the commercial function within EMEA, supported by an ambitious commercial team. You will effectively manage commercial opportunities and risk in collaboration with the EMEA management team. An effective communicator who will lead and develop key stakeholder relationships to build vendor management programs supporting the operational requirements of our EMEA Design and Construction team.

Main Responsibilities 

Contract Strategy & Contract Management:

 /   Lead and oversee all aspects of contract management through the Design & Construction lifecycle in EMEA. Including drafting negotiation and administration.

 /  Ensure compliance with our global head of terms when negotiating all vendor contracts, developing an EMEA specific version to ensure efficiency in the negotiation process.

 /  Collaborate with our Legal Director – EMEA, to ensure contracts align with company policies and legal requirements.

 Cost Management:

Lead EMEA cost control efforts throughout the project lifecycle, from capex estimating and budgeting to monitoring and reporting. 

/ Implement strategies to optimize project costs and schedules on projects, while ensuring Safety and Quality are not compromised 

/ Develop and maintain accurate cost databases and historical cost data for reference. 

/ Track all projects estimate at completion against approved budgets, providing regular updates to stakeholders to ensure cost control.

Risk Management: 

Qualifications and experience 

/ Identify, assess, and mitigate risks associated with all EMEA projects. Own the commercial risks and drive the project teams to mitigate the commercial impacts. 

/ Work closely with project teams to develop risk mitigation strategies and contingency plans. 

/ Ensure all commercial risk mitigation plans are completed in collaboration with the scheduling team and the VP of Design & Construction EMEA to ensure that our strategies remain focused on schedule optimization

Team Leadership:

/ Develop & lead a high-performing commercial management team within EMEA.

/ Provide mentorship and guidance to team members, fostering professional growth and development.

/ Collaborate with cross-functional teams to ensure effective communication and alignment of commercial objectives. 

/ Be the EMEA point of escalation for any Vendor commercial concerns and proactively create and maintain relationships with counterpart commercial teams.

Regional Expertise:

/ Leverage your extensive EMEA experience to adapt strategies to local market conditions.

/ Have a firm understanding of EMEA capex trends. 

/ Foster our design to cost and schedule approach, leading from the front with innovative solutions. 

/ Stay informed about regional regulations, industry trends, and emerging opportunities. 

/ Seek and drive global alignment with your peers, to share ideas and improve best practices amongst the regions.

Reporting and Analysis:

/  Prepare and present comprehensive reports to executive leadership, highlighting project financial performance, risks, and recommendations.

/ Utilize data analytics to identify trends and opportunities for improvement. 

/  Ensure all reports are issued aligned to the reporting timetable set by Group.

/  Oversee and review the weekly EMEA 13 week cash flow forecast and all EMEA project cash flow forecasts. 

/  Oversee all EMEA project debt and equity utilization requests, ensuring the team is compliant with all financing agreement obligations.



/ Bachelor's degree in Quantity Surveying, Construction Management, Construction Economics, Business, Finance, or related field; MBA or relevant advanced degree preferred.

/ 15+ years of progressive experience in Contracts and Cost Management within the construction industry. 

/ Proven experience in Risk Management with a strong understanding of risk assessment and mitigation strategies. 

/ Extensive knowledge of construction contracts, legal frameworks, and industry best practices. 

/ Exceptional leadership skills with a demonstrated ability to build and motivate highperforming teams. 

/ Strong communication and negotiation skills.

/ Ability to travel as needed to support regional projects.
